Over a Dozen Ways to Get to Free and Clear Real Estate
One of the greatest feelings on earth is to live on a piece of property you don't owe a massive mortgage on, or need to pay rent to stay on else you will get kicked out. The feeling of freedom and strength and sovereighty is indescribable. It will take thinking out of the box to create such an opportunity that is win win, but it definitely is possible!
Free and clear housing Joint adVenture for the Win
1. find a homeowner with a large enough lot that can be subdivided, as consideration for installing an ADU on their lot, I get a piece of land free and clear
2. construct a development of homes , resell enough properties to pay off any cost of constructing my home
3. find a vacant lot, confirm that that can be subdivided. Or find two adjacent parcels that are owned by the same individual. contact the homeowner, make a deal to give the seller what they want out of the deal, and resell one lot to pay for the other. CRITERIA: RESALE OF ONE LOT MUST EXCEED WHAT I BOUGHT THE ORIGINAL LOT FOR.
4. tax lien sale, tax deed sale for vacant abandoned lots
5. construct a multi family unit, live in one unit
6. spec out an ADU I would like to live in, offer to place it on someone’s land that I trust in exchange for trust/trustee structuring.
7. accept gifting of property for stewardship
8. accept a piece of land as upfront consideration for trust development services
9. buy a cheep piece of land for cash or on payments then build on it
10. learn skills of building or development
11. housing grants or grants for larger projects that include real estate in the process
12. create a land bank for special shared purpose, restrictive covenants, restrictive easements, conservation easements
13. Befriend the farms, explore vertical growing methods and subdividing, keep a piece for myself
14. write a book that appeals to these land owners as to why sell to me/foundation.
15. attract capital partners FTW for the win.
16. make and interesting and compelling enough reason that people would $$ for consulting at $500/hr and/or equity credit in a project or development. In other words I charge $$ but refund it if I get the free and clear land/property.
17. if someone has multiple properties, again structure it such that the majority of stuff gets resold but I still keep a piece
18. if an owner will seller’ finance a property (ideal!!) to sell it, then I exclude a piece of the land FTW for the win.
19. Donate an ADU and install it to a homeowner in exchange for a free and clear piece of land!
20. take over loan, take over seller-finance housing payment in exchange for debt relief. And in turn I work the deal and pay off the property. Negotiate a discount if applicable. Sue to have the mortgage forgiven if fraud involved.
